Your Pool Compliance Inspection in Canterbury Bankstown

Your pool inspector will issue either a Certificate of Compliance or a Notice of Non-Compliance. Both the property owner and the local Canterbury Bankstown council authority will receive notification of this outcome.

The Pool Certificate of Compliance is valid for three years and certifies that on the date of issuance, the swimming pool met the requirements of the Swimming Pools Act 1992.

Which pools must comply with NSW regulations?

All pool structures capable of holding 300mm of water or more and used for swimming or other aquatic activities must comply with NSW swimming pool laws. These include:

  • Concrete or fibreglass pools
  • Inflatable pools
  • Temporary or wading pools
  • Above-ground pools and spas

When is a pool inspection required?

In NSW, a professional pool inspection is mandatory before selling or leasing a property. This includes:

  • When selling the property.
  • When renting or leasing the property – owners must include a current pool certificate of compliance in the lease agreement to legally lease a property with a pool.

It is advisable for buyers to obtain an independent pool inspection when purchasing a property with a pool.

If needed, our team can perform repairs or upgrades to your pool or spa area to ensure compliance. Please note that these works are limited to a specific value; contact our team for more details.

Pool fence regulations:

  • The pool fence must be a minimum of 1.2m high from the finished ground level.
  • The gap under the fence should be less than 10cm from the finished ground.
  • If the property boundary fence forms part of the pool barrier, it must be 1.8m high.
  • Gaps between vertical bars in the fence should not exceed 10cm.
  • If the fence includes horizontal climbable bars, they must be spaced at least 90cm apart.
  • For fences 1.2m high with perforated or mesh barriers, holes should not exceed 13mm.
  • Perforated or mesh barriers 1.8m high with holes larger than 13mm must not exceed 100mm.
  • Pool fencing must be well-maintained and functional at all times.
